The decision to sell your home is a very important step in your life.
This is why selecting the right real estate agent to represent you
and market your home is an important one. As your representative and
marketing specialist my goal is to sell your home at the highest possible
price in the shortest amount of time. To successfully market a home
I have found that there are three key ingredients; price, exposure
and communication.
Once I am selected to market your home, I will schedule a convenient
time at your home to meet with you to do a home assessment. A home
assessment has many purposes. First, I like to use it to determine
if your home is ready to be on the market. I will walk through your
home providing you suggestions on things you may want to consider
changing to improve the presentation of your home. It is amazing the
difference a little paint or little less clutter will do to sway a
buyer. When we agree your home is ready, I will begin preparing a
narrative from my final pre-marketing assessment, describing the highlights
of your home. At this time, I will take a number of digital pictures,
to use in marketing your home on the MLS, various websites, flyers
and other media.
The last important
ingredient to marketing your home successfully is team communication.
I believe marketing a clients' home is a team effort and that my clients
are very important part of my team. And, for any team to work effectively
each member must be informed of all progress. Through the entire sale
and closing, process I will be in constant contact with you informing
you of all the progress and results. I will never leave you guessing.
My work is not over once we have a prospective buyer because this
is when the real work begins. It is my job as your representative,
to obtain the best possible price for your home. I do this by being
a tough and relentless negotiator for you. And, with your assistance,
I will always work to get your desired price or better. Since the
South Florida market can be very competitive it is likely you will
receive multiple offers. I will be reviewing all offers with you explaining
the pros and cons of each. Once the sales price is agreed to and an
offer becomes a contract the process continues. I will follow the
transaction systematically working with home inspectors, code inspectors,
appraisers, mortgage representatives and the buyer's agent ensuring
that the process runs as smoothly as possible.
